Tammy Williams has spent more than twenty years as a top-producing real estate broker in West Orange, working block by block with the families, homeowners and small businesses who make this town home. The West Orange Advantage is about protecting those strengths while making the strategic investments necessary to move our Township forward - not a promise that every idea requires a new municipal building or taxpayer-funded capital project. Each initiative below is meant to be advanced through responsible budgeting, feasibility analysis, grants, public-private partnerships, and county and state resources, with outcomes residents can actually measure.

The Fiscal Reality
Every initiative has to earn its
place in the budget.
West Orange's debt load has grown fast. Any plan for this town's future has to be built with that reality in view — not around it.
Build a coordinated, town-wide approach to flooding and stormwater management. Target drainage and stormwater upgrades based on data and recurring problem areas. Use rain gardens, bioswales and permeable surfaces where appropriate. Pursue state, federal and county infrastructure and resiliency grants. Coordinate capital planning so repairs solve long-term problems rather than repeatedly treating symptoms. West Orange Advantage impact: Stronger infrastructure, reduced flood risk, smarter capital spending and greater grant leverage.
Protect the environmental assets that contribute to West Orange's character and resilience. Advance strategic tree planting and replacement. Protect environmentally sensitive areas, ridgelines and neighborhood tree canopy. Connect tree preservation with stormwater, heat mitigation and neighborhood planning. Use partnerships and grants to expand environmental investment without placing the full burden on taxpayers. West Orange Advantage impact: Protects neighborhood character, property values, open space and long-term environmental resilience.
Make roads, intersections, school zones and pedestrian routes safer and more functional. Prioritize high-risk corridors and intersections. Advance traffic-calming and pedestrian-safety improvements where warranted. Improve school-zone safety and walkability. Develop targeted grant strategies for major safety corridors, including Mount Pleasant Avenue. West Orange Advantage impact: Safer streets, stronger infrastructure and more responsive neighborhood investment.
Create a coordinated community-care network rather than immediately committing taxpayers to a new municipal facility. Connect mental health services, youth support, family resources and crisis-response partners. Build on existing community-based mental health and co-response work. Improve coordination among municipal, nonprofit, health, school and regional partners. Explore mobile and neighborhood-based wellness services as funding and partnerships permit. Create clear pathways so residents know where to turn before a crisis escalates. West Orange Advantage impact: Supports families, improves crisis coordination and can reduce unnecessary pressure on police and emergency services.
Governing Principle
Responsive and Transparent Government. Every signature initiative should include clear, timely, and responsive communication with residents and businesses. Major proposals should be explained in plain language, community input should occur early enough to matter, and progress should be publicly measurable.
Support an educational destination that celebrates innovation and history. Connect programming to students, entrepreneurship, STEM and workforce development. Explore an innovation and startup component that supports new businesses and ideas. Build tourism and destination marketing around a nationally distinctive West Orange asset. Structure public-private partnerships and financing carefully to protect taxpayers. West Orange Advantage impact: Creates the potential for tourism revenue, youth education, entrepreneurship and national visibility.
Turn our commercial and cultural corridors into active destinations rather than simply focusing on filling storefronts. Support arts, culture, dining and community programming along Valley Road and key downtown corridors. Encourage outdoor dining and welcoming public spaces where feasible. Use real local arts and cultural programming to build consistent foot traffic. Coordinate events and destination marketing with local businesses. Improve the connection among arts, culture, economic development and neighborhood revitalization. West Orange Advantage impact: Builds foot traffic, strengthens small businesses and creates a stronger sense of place.
Create a stronger ecosystem for entrepreneurs and existing West Orange businesses. Improve access to technical assistance, grants, financing and microloan resources. Explore incubator and shared-business resources through partnerships. Strengthen outreach to minority-, women-, veteran- and locally owned businesses. Connect businesses to county, state, regional and nonprofit resources. Use commercial data and business feedback to guide economic-development priorities. West Orange Advantage impact: Supports business retention, entrepreneurship, occupied storefronts and a stronger commercial tax base.
Meet West Orange's housing obligations thoughtfully while protecting neighborhood character and planning for infrastructure capacity. Develop a coordinated housing strategy aligned with legal obligations and sound land-use planning. Balance affordable housing, homeownership opportunities and appropriate density. Direct growth toward locations where transportation, infrastructure and commercial corridors can support it. Explore first-time homebuyer resources through available state, county, nonprofit and lending partnerships. Evaluate development proposals for fiscal, infrastructure, traffic and neighborhood impacts. West Orange Advantage impact: Expands housing opportunity while reinforcing responsible development and long-term neighborhood stability.
The innovation, entrepreneurship and business-development components of a Small Business Accelerator also belong here. The goal is not growth for growth's sake — it's strategic growth that creates opportunity, strengthens the commercial tax base and brings outside investment into West Orange.
